The project area is located adjacent to Emirate Road (E611) west of Dubai Expo and Northeast of Al Maktoum International Airport (AMIA). Residential District Phase 6 was comprised of predominantly residential apartments and certain site-wide assets such as a school, a hospital, a sports center, a police station, and a bus depot. With the changes in the market conditions and Phase 6 being converted from ‘leasehold’ to ‘freehold’, the Client’s aspiration is now to re-masterplan Phase 6 as a self-sufficient townhouse and villa development centered around attractive place-making elements with limited apartment use. The site wide assets located in Phase 6 are to be removed and/or reallocated within the Residential District based on the outcomes of a high-level market study assessment and a high-level traffic assessment.
