Police Officer’s Housing Project

Mussafah Abu Dhabi, UAE

The project comprised the redesign of a 51-hectare housing area, originally planned on a standard 60m x 60m grid layout in accordance with Abu Dhabi Municipality regulations. The redesign achieved the client’s objective of significantly enhancing land-use efficiency by increasing the number of villas for officers from 96 to 414, while incorporating comprehensive infrastructure improvements.

Two villa prototypes were developed on small plots and positioned along cul-de-sac residential streets, each less than 120 meters in length. This configuration resulted in efficient residential clusters complemented by public green spaces and amenities within walking distance. Additional open spaces were allocated for community facilities, including mosques, a social center, retail outlets, and a kindergarten, ensuring a high standard of living for residents.

The scope of services included master planning for the entire area, the design and tendering of four- and five-bedroom villa prototypes, design and tendering of all associated infrastructure works, and site supervision. The project was delivered within a total budget of AED 662.5 million, with an additional future budget of AED 296.0 million.
